Bakanl\u0131\u011f\u0131n Emlak Konut ile hayata ge\u00e7irdi\u011fi kampanyayla hangi \u00fclkedeki orta gelir k\u00fcmesi ile T\u00fcrkiye\u2019dekilerin kar\u0131\u015ft\u0131r\u0131ld\u0131\u011f\u0131 ya da T\u00fcrkiye\u2019deki hangi gelir k\u00fcmesinin kast edildi\u011fi merak konusu oldu. Bar\u0131nma krizi en \u00e7ok dar ve orta gelirlileri etkilerken, kampanyadan vatanda\u015fa tekrar hayal k\u0131r\u0131kl\u0131\u011f\u0131 \u00e7\u0131kt\u0131.<\/p>\n<p>Kampanya ile 2+1 bir daire almak i\u00e7in 120 ay boyunca her ay 779 bin 959 TL \u00f6demek gerekiyor. A\u00e7\u0131kland\u0131\u011f\u0131 g\u00fcnden bu yana ele\u015ftirilen kampanya tekrar zenginlere yarad\u0131. Kampanya 24 projeyi kaps\u0131yor. Bu projelerden biri de \u0130stanbul Sar\u0131yer\u2019deki Seyrantepe Mahallesi\u2019ndeki \u2018Yeni Levent\u2019 projesi. Projede 53 bin metrekarelik konut ve 12 bin metrekarelik okul alan\u0131 var. Projede yakla\u015f\u0131k 1.200 konut oldu\u011fu tabir ediliyor. 1+1 dairelerin fiyat\u0131 23 milyon 467 bin liradan, 2+1 dairelerin fiyat\u0131 ise 35 milyon 510 bin liradan ba\u015fl\u0131yor. <\/p>\n<p><strong>1.1 M\u0130LYONLUK TAKS\u0130T<\/strong><\/p>\n<p>Projedeki 1+1 dairelerin Emlak Konut\u2019un kampanyas\u0131 dahilinde olmad\u0131\u011f\u0131 \u00f6ne s\u00fcr\u00fcld\u00fc. Projedeki 2+1 dairlelerde ise kampanya ile iki \u00f6deme se\u00e7ene\u011fi sunuluyor. Pe\u015finats\u0131z, y\u00fczde 1.99 ayl\u0131k faiz oran\u0131 ile 120 ay taksit se\u00e7ene\u011fi ile yap\u0131lan \u00f6demelerde ayl\u0131k taksit oran\u0131 779 bin 959 TL. B\u00f6ylelikle dairenin fiyat\u0131 93 milyon liray\u0131 a\u015f\u0131yor.  \u0130kinci se\u00e7enekte ise pe\u015finats\u0131z al\u0131mlarda 6 ay sonra y\u00fczde 30 orta \u00f6deme yap\u0131lmas\u0131 gerekiyor. Y\u00fczde 0.99 ayl\u0131k faiz oran\u0131 ile 24 ay taksit se\u00e7ene\u011fi ile yap\u0131lan al\u0131mlarda ise 2+1 daire i\u00e7in ayl\u0131k \u00f6denmesi gereken taksit fiyat\u0131 1 milyon 168 bin lira 713 TL\u2019ye y\u00fckseliyor. <\/p>\n<p><img decoding=\"async\" src=\"https:\/\/ikimisli.tr\/wp-content\/uploads\/2025\/06\/orta-gelirliye-masal-yatirimciya-firsat-0-3YKBruC8.jpg\"\/><\/p>\n<p><b><span>1.5 milyon liral\u0131k gelir gerekli<\/span><\/b><\/p>\n<p>\u0130ktidar\u0131n orta gelirliler i\u00e7in duyurdu\u011fu kampanya ak\u0131llara bu konutlar\u0131 alacak vatanda\u015flar\u0131n ayl\u0131k gelirinin ne kadar olmas\u0131 gerekti\u011fi sorusunu getirdi. Bankalar taraf\u0131ndan kredi hesaplamas\u0131 yap\u0131l\u0131rken hane gelirinin y\u00fczde 50\u2019sini ge\u00e7meyecek bi\u00e7imde planlama yap\u0131lmas\u0131 dikkate al\u0131nd\u0131\u011f\u0131nda, ayl\u0131k 779 bin liral\u0131k taksitin \u00f6denebilmesi i\u00e7in hanehalk\u0131n\u0131n toplam gelirinin 1.5 milyonu bulmas\u0131 gerekiyor. \u00d6zcesi bakanl\u0131\u011f\u0131n a\u00e7\u0131klad\u0131\u011f\u0131 kampanyaya nazaran T\u00fcrkiye\u2019de orta gelirli olabilmek i\u00e7in ayl\u0131k toplam hane gelirinin 1 milyon 558 bin liray\u0131 bulmas\u0131 kaide.<\/p>\n<p><b><span>Lojmanlar gitti l\u00fcks konut geldi<\/span><\/b><\/p>\n<p>Proje alan\u0131 evvelki y\u0131llarda polis lojmanlar\u0131 yeriydi. Yakla\u015f\u0131k 1.500 lojman bulunuyordu. Ordu ve emniyete ili\u015fkin topraklar \u00fczere kamuya ili\u015fkin alanlar\u0131n ranta a\u00e7\u0131lmas\u0131n\u0131n bir \u00f6rne\u011fi de burada ya\u015fand\u0131. Be\u015fikta\u015f-\u015ei\u015fli-Sar\u0131yer s\u0131n\u0131r\u0131n\u0131n ortas\u0131nda bulunan Seyrantepe Polis Lojmanlar\u0131 yeri evvel TOK\u0130\u2019ye devredildi, sonra Emlak Konut\u2019a ge\u00e7ti. Proje in\u015fa edilmesi i\u00e7in ihale d\u00fczenlendi, ihaleyi DAP Yap\u0131\u2019n\u0131n i\u015ftiraki \u015firket kazand\u0131. DAP Yap\u0131 2022\u2019de topra\u011fa yapaca\u011f\u0131 l\u00fcks konut projesinin kapasite art\u0131\u015f\u0131 i\u00e7in bakanl\u0131\u011fa ba\u015fvurdu ve projedeki konut say\u0131s\u0131 453ten 958\u2019e \u00e7\u0131kt\u0131.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>\u0130ktidar\u0131n devreye ald\u0131\u011f\u0131 konut kampanyas\u0131ndan zengine f\u0131rsat, orta gelirliye h\u00fcsran \u00e7\u0131kt\u0131.
